Area guide
Broadly, the coast divides into three. The western end — Sotogrande, Alcaidesa, Manilva, La Duquesa, Sabinillas and Casares — is quieter, closer to Gibraltar than to Málaga, and generally offers more space for your money.
The central corridor — Estepona, Benahavís, Marbella, Nueva Andalucía and Puerto Banús — has the deepest property market, extensive amenities and strong resale demand, but generally at higher prices.
The eastern side — Mijas, Fuengirola and Benalmádena — offers convenient access to Málaga and the airport, making it particularly attractive to buyers who expect to fly in regularly for shorter stays.
Two practical points buyers often discover late. First, terms such as "sea view" and "walking distance" can be used quite loosely, so both are worth verifying in person or during a virtual viewing.
Second, buyers need to budget for costs on top of the agreed purchase price.
As a practical guide:
Resale property: allow approximately 9–10% on top of the purchase price. The general ITP transfer tax rate in Andalucía is currently 7%, with legal, notary, registry and other applicable costs on top.
New-build property: allow approximately 12–14% on top of the purchase price. New-build purchases generally attract 10% IVA plus 1.2% AJD in Andalucía, together with legal, notary, registry and other applicable purchase costs.
These are budgeting guides rather than quotations, as the exact costs can vary depending on the property, transaction and buyer's circumstances.
