1. What cookies and similar technologies are

Cookies are small text files placed on your device by a website. Similar technologies — such as localStorage and sessionStorage — also store small amounts of information in your browser. They are used to make a website work, to remember your preferences, or to measure how a site is used.

2. What this website actually uses

This website does not use Google Analytics, Meta/Facebook pixels, advertising or remarketing technologies, and it does not build profiles about you. The only information stored in your browser is listed below.

3. Strictly necessary (no consent required)

• mander.cookie-consent (localStorage) — records the cookie choice you made so we do not ask again. Kept until you clear your browser storage.
• mander.locale (localStorage) — remembers the website language you selected. Kept until you clear your browser storage.
• mander.locale.dismissed (sessionStorage) — remembers that you dismissed the language suggestion. Deleted when you close the tab.

4. Optional — marketing attribution (consent required)

• mander.attribution (localStorage) — stores first-touch campaign information: UTM parameters from the link you arrived on, the referring website, your landing page and a general device type (mobile, tablet or desktop). If you later submit an enquiry or register for property alerts, this is sent with it so we know which marketing works. It is not used for advertising, tracking across other websites, or profiling. Kept until you clear your browser storage or withdraw consent.

This is switched off by default and is only stored if you accept it in the cookie banner. Nothing is pre-ticked.

5. Third-party services

• Google Fonts — the website typefaces are requested from Google's servers, so your IP address is visible to Google as part of that request. No cookies are set by us for this purpose.
• Calendly, WhatsApp and social media — these are outbound links, not embedded trackers. If you follow one, the destination platform may set its own cookies under its own policy.
• Hosting — our hosting platform may set strictly necessary technical cookies or process standard server logs to deliver and protect the website.

You can accept, reject non-essential storage, or change what you allow at any time using the cookie banner, or by opening it again here:
